Rebuilt Farmhouse Retaining its Old World Charm – Montecastelli, Italy – €390,000
This very airy bright house is situated in a little hamlet very near the town of Montecastelli, near Umbertide in Northern Umbria. The borgo is surrounded by gentle wooded hills, fields and other small rural communities. The nearby Cesena to Roma superstrada (E45) means Assisi, Perugia, Florence and Rome are all very accessible.
Though it is hard to believe, this house was recently completely rebuilt (to very high standards) – it does however it still mantain all the typical features of an old farmhouse with its beautiful high ceilings with wooden beams. The house was designed to be very ‘green’ with high insulation and both gas and wood burning boiler heating system. There are also both photovoltaic (24 panels) and solar panels for hot water. There is also a rainwater collection system which is then used for watering the garden and for the pool.
There is easy and private access to the house, which has a lovely garden with a 6×12 swimming pool. On the ground floor of the house there is a large open space with a beautiful kitchen /living room/ dining room area with nice wooden beam ceilings and French windows onto the patio. With separate entrances there is a cellar and a technical/boiler room. On the first floor there are three very spacious bedrooms, all equipped with en suite shower rooms – one of which can accommodate the needs of visitors with disabilities. The first floor may also be accessed from outside, from a patio area on the other side of the house. Here there is also a door to the “Studio”, a little studio flat. The house has high quality finishing touches in all the rooms from the beautiful hand made doors to the wooden windows and fun circular windows upstairs. Also present is the installation outside of a chair lift between ground and first floor.
