Happy Friday! A French farmhouse on SIXTY-EIGHT acres of land, with fields suitable for growing vines, in Bas Armagnac, France!
I had to share this property today! A gorgeous country estate in prime Armagnac growing territory. The lucky buyer could grow their own brand of delicious brandy! The farmhouse itself is snug and cozy – I’d love snuggling up to the fire on a chilly day with snifter of brandy and a good read.
From the listing on Leggett:
Bas-Armagnac is the northernmost part of Armagnac. Its name comes from the fact that it is quite simply the lowest geographical area in Armagnac: 60 to 120 metres altitude as compared to 150 to 200 metres altitude for Haut-Armagnac. Bas-Armagnac spreads across county Gers and the county of Les Landes and is considered to be the region which produces the finest and most aromatic eau-de-vie spirits.
The house offers 180 m² of living space on two levels and has been renovated with noble materials to keep the rustic aspect of this old farmhouse.
The garden level consists of an entrance, a living room, a recent kitchen opening onto a dining room, a bedroom with bathroom, a laundry room and a toilet.
A solid oak staircase leads upstairs where there are three bedrooms, one with bathroom, a bathroom, a toilet and an attic.
The living room is equipped with a large fireplace made of local stones and an oak library. In the same rustic style, an old cherry wood cabinet has been transformed into an entrance cupboard. The heating is provided by the fireplace and a heat recovery system as well as electric radiators. The insulation and the thickness of the walls make it a relatively economical accommodation.
Nearby are a 140 m² hangar and a 105 m² cellar. Both are equipped with water points and electricity is installed. They each have a rainwater harvesting system. In the cellar are two old wine vats. There is also an old ruined sheepfold.
All the buildings are surrounded by a large garden with trees and a functional well can provide irrigation.
The agricultural part consists of several fields over a total area of approximately 24 ha and wooded parts cover an area of 2.8 ha. It is quite possible to replant vines, the land is suitable and is listed as such. There are also several ponds and a stream passing over the property.
This property is ready to receive these new inhabitants. Some work will be expected.
Schools and shops are 10 minutes away.
